Do I need planning permission for a new conservatory?

In the UK, you generally don’t need planning permission for a conservatory if it meets specific criteria, as it can fall under ‘permitted development’ rights. These criteria include:

  1. The conservatory does not extend beyond the rear wall of the original house by more than 3m (for an attached house) or 4m (for a detached house).
  2. The height does not exceed 4m.
  3. The conservatory does not cover more than half the garden area.

However, exceptions exist, so we will advise you if you need to contact your local planning authority.

What building regulations are there for conservatories?

Generally, conservatories are exempt from building regulations as long as you meet a set of criteria.

  1. Size: The conservatory must be less than 30 sq.m in floor area.
  2. Separation: It must be separated from the main house by external-quality walls, windows, or doors.
  3. Heating: It should have its own heating system, independent of the main house, with separate controls.
  4. Glazing and safety: Glazing and electrical installations must meet safety standards.

What is the difference between a conservatory and an orangery?

An orangery blends the character of a conservatory with a single-storey extension. You can install an orangery to extend your living space, and they are constructed with a mixture of brick and glazing options.

A conservatory features an entirely glass conservatory roof, while an orangery has a solid roof perimeter, often with fitted lights and a central glazed section called a lantern. An orangery has less than 50% glass walls and more brickwork, whereas a conservatory has at least 50% glass.

Can I change my conservatory roof?

Yes, absolutely! When conservatories first became popular, they were often fitted with a polycarbonate roof, but replacement conservatory roofs have evolved, giving you the option to choose from different materials, such as glass, flat roofs, solid roof (tiled) or a lantern roof. The new style roofs will ensure your conservatory is useable all year round.

Can I have a tiled conservatory roof?

Yes, we can fit a tiled or solid roof to your conservatory.  We can do this on a new replacement conservatory or replace your existing glass or polycarbonate roof.  The tiles need to be lightweight and are not clad over the existing conservatory roof, as the additional weight will not have been calculated when manufacturing the original conservatory. A tiled roof is an excellent option for upgrading your conservatory and will control all year-round temperatures.
